The second Dakota Hotel to be built in Manchester by GMI Construction Group is quickly taking shape – with the base slabs completed and reinforced concrete frame already rising from the ground.

Scheduled to open in 2026, the 154-bedroom Dakota Manchester Airport will provide a contemporary seven storey retreat featuring stylish interiors, destination bar, and brasserie-style grill.

The project marks the fifth collaboration between GMI and the hotel chain’s owners, Evans Property Group. GMI has already successfully delivered Dakota hotels in Manchester city centre, Leeds, and Glasgow. Meanwhile, work continues to transform a former office block on Newcastle’s Quayside into a luxurious 118-bedroom destination.

Dakota Manchester Airport will maintain the boutique brand’s high standards of service and sophistication and is expected to create more than 150 jobs.

Designed by KPP Architects, it’s located off Bailey Lane, within the 60-acre MIX Manchester science, innovation, and manufacturing campus.

Marc Banks, Director, Evans Property Group said: “We are delighted to once again collaborate with GMI, a partner that understands our vision for delivering luxury and elegance in prime locations.

“Dakota Manchester Airport will embody the same unique experience our guests have come to expect, and it will prove a key asset for the airport and travellers alike, bringing our signature design and hospitality to one of the UK’s most important travel hubs.”

Anthony Judge, GMI’s Regional Director, North West, said: “We are making excellent progress, with the ground floor slabs laid and reinforced concrete frame structure rising rapidly. This boutique hotel will be a standout addition to Manchester Airport, offering travellers style, comfort, and hospitality.

“This project reinforces our strong presence within the North West, where we are currently delivering a Premier Inn in Manchester city centre. GMI is also nearing completion on No 3 Circle Square, GMI’s largest project to date at £90m, also for Bruntwood SciTech. With a robust pipeline of projects, the future looks exceptionally promising for GMI in this region.”
