GMI Construction Group celebrates milestone in Freshney Place regeneration project

GMI Construction Group has marked a milestone on one of Grimsby’s most significant regeneration schemes, marking visible progress on the £50m transformation of Freshney Place.

Installation of the structural steel framework for a new five-screen cinema was marked with a steel signing ceremony, signalling a key moment in the shopping centre’s transformation into a modern, multi-use destination.

Due for completion in 2027, the project is being delivered by North East Lincolnshire Council, with Government support, while Queensberry, as regeneration manager, appointed GMI as the principal contractor.

The new-build phase also includes a contemporary food and market hall in an upgraded existing building, new commercial and leisure units and a redesigned public square. The cinema has already been pre-let to local operator Parkway, underlining strong occupier confidence in the development.

Together, these elements are intended to boost footfall, attract new operators and support Grimsby’s long-term economic and social renewal. An NHS Community Diagnostic Centre has already opened within the shopping centre, further broadening its role as a community hub.

Earlier works delivered by GMI, which this year celebrates its 40th anniversary, included site clearance, demolition of the former Market Hall, units on Flottergate Mall, and the upper floors of the former BHS building.

Cllr Philip Jackson, Leader of North East Lincolnshire, added: “This milestone represents real progress on one of our most important regeneration projects. The redevelopment of Freshney Place is about restoring confidence, supporting local businesses and creating a stronger future for our community.”

Cllr Janet Goodwin, The Worshipful, The Mayor of North East Lincolnshire, said: “I’m delighted to be part of this steel signing event, and make a mark, on behalf of the borough, on the steels for the new cinema. Having worked in Freshney Place when I was younger, it brings back lots of personal memories every time I visit the site. It’s truly amazing to see this rise from the ground and I hope that people enjoy the new facilities when they’re finished.”

Elliot Andrews, Centre Manager at Freshney Place said: “As consumer needs evolve beyond traditional retail, the centre’s blend of shops, essential services and leisure will ensure Freshney Place remains a firm favourite – and one which meets modern-day requirements.”

Freshney Place was acquired by North East Lincolnshire Council in 2022 and sits at the heart of its long-term regeneration strategy. A number of complementary projects are also underway, including the Alexandra Dock Housing scheme which is seeing Keepmoat delivering 120 new town centre homes, the creation of a new transport hub and the opening earlier this month of the new Horizon Youth Zone.
