GMI Construction Group has been appointed by joint venture partners Urban Splash and Places for People to deliver the fourth phase of the regeneration of Sheffield’s landmark Park Hill housing estate.
It follows a £6.4m deal secured with Homes England, which has unlocked the delivery of the next phase of new homes at the Grade II* listed development, known for its ‘streets in the sky’ design.
GMI is leading the construction of 125 new apartments, 20 per cent of which will be delivered through affordable tenures. In addition to the residential element, the scope of works includes the delivery of new public realm, EV charging points, car club facilities and secure cycle storage, supporting the creation of a sustainable, well-connected neighbourhood.

The latest phase builds on more than two decades of regeneration progress at Park Hill by Urban Splash and Places for People. To date, the partnership has delivered 455 homes, accommodation for 356 students, over 50,000 sq. ft. of commercial workspace, alongside significant landscaping and public realm improvements.

Looking ahead, a fifth phase of development, which already has planning consent, will deliver a further 105 homes, comprising a mix of one- to four-bedroom apartments, duplexes and townhouses. The phase will also include 2,000 sq. ft of new commercial space aimed at independent local businesses, adding to an established community of occupiers including South Street Kitchen, The Pearl and Grace Owen Nursery.
